Kim Pagotto, a partner in the Washington, DC office of DLA Piper, practices in the areas of commercial real estate leasing, finance, government leasing and development. She has experience with acquisitions, dispositions and leasing of office, retail, industrial, telecommunications, utility and multifamily residential projects.

Ms. Pagotto has developed significant experience in the area of government real estate, particularly GSA leasing. She represents clients all over the United States in all aspects of the GSA and other government agency leasing cycles, including responding to solicitations, lease negotiations, lease administration, audit responses, and acquisitions, dispositions and financing of individual and portfolio properties with a government lease component.

Based on peer reviews, she has been listed in the 2010, 2011 and 2012 editions of The Best Lawyers in America in the real estate category. In 2009, Ms. Pagotto was named a “Rising Star” by Georgetown University Law Center’s Advanced Commercial Leasing Institute, and in 2007, she was named one of Bisnow's "35 Under 35: Rising Stars of Commercial Real Estate" in Washington, DC.

Ms. Pagotto also is active in pro bono matters, and has assisted such organizations as the Capitol Area Food Bank and ARC of the United States. She has also assisted a survivor of Hurricane Katrina through DLA Piper’s signature pro bono project Rebuilding Foundations of Home Ownership.

Government Real Estate

Ms. Pagotto has represented:

  • The landlord of a downtown, Washington, DC office building in a 600,000 SF lease with NASA
  • The landlord of a downtown Washington, DC office building in a 250,000-plus SF lease with the Commodity Futures Trading Commission
  • The owner of a downtown Washington, DC office building in the sale of a 500,000-+ SF facility wholly leased and occupied by a high-security government agency
  • An owner of a first-class office building in the lease negotiation for the office of a former US President
  • An owner of four downtown Washington, DC office buildings on three separate lease transactions submitted and awarded through the Automated Advanced Acquisition Program
  • An owner of a northern Virginia portfolio on a multi-lease, multi-building extension package including leases subject to BRAC
  • The landlord of a suburban Maryland warehouse/industrial space in a 145,000 SF lease with the Department of Defense
  • The landlord/debtor in possession of an Arlington, Virginia office complex in a 540,000 SF lease with the Transportation Security Administration to serve as the TSA's headquarters
  • The lender as local and special government leasing counsel in connection with construction financing for the development of the Department of Transportation headquarters in Washington, DC
  • A major owner and developer of office properties, as landlord in multiple government leasing deals in Washington, DC, Chicago and surrounding suburbs, and California.

Other Transactions

Ms. Pagotto has represented:

  • An international pharmaceutical company on real estate related matters including coordination of local counsel in 15 countries
  • An international telecommunications company on real estate related matters including third party data center leases and telecommunications equipment licenses
  • A major regional petroleum distributor in the acquisition and financing of more than 180 gasoline service stations in the mid-Atlantic region
  • A Florida-based condominium developer in the acquisition and financing of multi-family residential housing complexes in Virginia and elsewhere
  • A federally chartered corporation in the acquisition of multiple telecommunications data centers in northern Virginia
