Shawn Lanier concentrates his practice on real estate development, in particular large mixed-use developments.
Mr. Lanier represents real estate clients in their acquisition, development, and financing of resorts, mixed-use projects, multi-family residential developments, and traditional shopping center projects across the Southeastern United States. He is experienced in the complex area of air rights, owners’ association formation and management, and use rights and controls.
He is well known in Atlanta for his extensive work on the Atlantic Station® Project, a major 138-acre mixed-use development in midtown Atlanta. His participation in this project was broad. He worked with the Georgia Department of Transportation and State Road and Tollway Authority on transportation, roadway, and bridge improvement projects that contributed to the area’s development; drafted and negotiated complex and comprehensive covenants, conditions, restrictions, and easements governing the ownership, operation, and future of the project; and assisted with closing construction loan financing for the entire project, as well as for components of the project. Mr. Lanier also helped in closing the project’s TAD bond financing; negotiated the sale and acquisition of various parts of the project; and organized and managed owners’ associations and architectural review boards. In 2005, he represented the project in its sale of the Wachovia Tower for a price that set a per-square-foot office development record in metropolitan Atlanta.
Mr. Lanier also represents The Sembler Company in connection with its acquisition, development, and financing of retail and mixed-use projects in the Southeastern United States, as well as Julian LeCraw and Company, LLC in connection with its acquisition, development, financing, and disposition of multi-family residential and condominium projects in the Southeastern United States. In addition, he represents AIG Global Real Estate Investment Corp. in connection with its acquisition and development of large, urban real estate projects within the United States.
Based on peer reviews, Mr. Lanier is AV rated by Martindale Hubbell. He was selected as one of Georgia Trend’s 2006 Legal Elite and named a 2006 and 2007 Georgia Rising Star in a joint research project of Law & Politics and Atlanta magazines.
Civic and Charitable Mr. Lanier volunteers with Trees Atlanta, Project Open Hand/Atlanta, Sheltering Arms Education and Family Centers, and Hands on Atlanta. He serves on the Board of Directors of Sheltering Arms and is a member of the Advisory Board of the Atlanta Volunteer Lawyers’ Foundation.
