Tracy Chu is an experienced land use planner who works on a broad range of real estate and land use matters, including land use entitlement, environmental clearances, and design and pre-construction management. Additionally, Tracy is fluent in Mandarin and English and has served as a simultaneous and consecutive interpreter for hospitals, correctional facilities, law enforcement agencies, real estate developers, and courts, on topics related to medical practice, criminal law, land use, environmental law, and immigration.
As a land use planner, Tracy has led a team through entitlement, design, pre-construction, and EB-5 funding processes for a $1.3 billion high-rise mixed-use project that includes a hotel, condominiums, and retail stores. The Project was successfully entitled with environmental clearance through an Environmental Impact Report.
Tracy has experiences with CEQA, various land use permits, and have drafted, revised, and corrected Municipal Codes of various cities. Tracy has also consulted on affordable housing, commercial, and mixed-use projects in Culver City and Los Angeles, including a 102-dwelling unit, mid-rise project, and an office, residential, and commercial mid-rise project with over 200,000 square feet of office space.
