About

Erwan Lacheteau’s activity primarily focuses on real estate financing.

He has a broad experience in real estate transactions, acting for both investment funds and financial institutions on domestic and cross-border transactions, on acquisition, sale and leaseback and construction financings relating to all types of properties including office properties, logistic portfolios, retail/shopping centers, hotels/hospitality and alternative real estate. He combines strong expertise and sector knowledge with a competent and business-oriented team, experienced in complex transactions involving inter alia SIIC and REITs structures, debt restructuring and recovery deals, build-up and consolidation portfolios, value-add and opportunistic assets requiring junior financings and intricate security package.

Erwan’s experience extends to development and infrastructure financing (with particular emphasis on transport and real estate public equipments) and general banking.

EXPERIENCE

  • Advising Carlyle on the multi-jurisdictional financing through bonds issuance subscribed by funds managed by Apollo, of the acquisition of Locabox, a privately held company that holds and manages a platform of self-storage assets across France.
  • Advising Blackstone on the refinancing of several acquisitions of logistics assets located in France and a related term loan facilities and RCF facilities, regarding a global pan-European EUR5 billion financing provided by a pool of lenders including Goldman Sachs Bank, Bank of America, Morgan Stanley Bank, JPMorgan Chase Bank, BNP Paribas, Deutsche Bank, RBC Europe and Sumitomo Mitsui Banking Corporation for assets located in continental Europe.
  • Advising Ares and Urban Real Estate Partners on a mortgage financing granted by Morgan Stanley for the acquisition of various portfolios across Europe, including a French portfolio partially owned through an OPCI and composed of light industrial, logistic assets and offices.
  • Advising Carlyle in relation to a mortgage financing granted by SOCFIM for the acquisition of a property located rue Saint Honoré in Paris with retail, office and residential units acquired for the purpose of unit sales. The loan featured a separate tranche for the financing of the capex works and eviction indemnities (EUR90 million).
  • Advising Northwood, Vitura and AXA IM Alts in relation to the refinancing of the acquisition debt and the financing of the renovation of the Kennedy office building in Paris, including a facility available by way of issue of a first demand guarantee to the contractors.
  • Advising Blackstone in relation to a multibillion financing of a JV with Digital Realty to develop four hyperscale data center campuses (500 MW) across three metro areas on two continents.
  • Advising Tikehau Capital on a EUR238 million financing granted by Natixis, Société Générale and BRED Banque Populaire for the acquisition from CDC-Habitat of a portfolio composed of 38 residential assets, representing 1,264 dwellings, located across France.
  • Advising Generali in the context of two mortgage loans granted by BNP Paribas in a total amount of EUR111 million for the purpose of the partial refinancing of the equity injected by Generali for the acquisition of a portfolio of two prime office buildings located in central Paris, owned through two French OPCIs (REITs).
  • Advising Oxford Properties Group on a French senior financing granted by CA-CIB for the acquisition of a real estate portfolio of logistic and light industrial assets in France.
  • Advising Gazeley on the financing of the acquisition and development of two logistic assets located in France. This financing took place as part of a global cross border financing granted by Morgan Stanley in connection with several logistic assets in France and Germany.
  • Advising Northwood in relation to the implementation and subsequent amendment and extension of a senior/junior financing of a high-rise office building located in La Défense.
