Philipp is an experienced and recognized data center and real estate lawyer who advises operators, hyperscalers, institutional investors, private equity funds, and developers across the full data center lifecycle, from site and powered land acquisition through development, construction, and leasing to M&A, joint ventures, and exits. He has many years of experience advising national and international clients and combines deep real estate expertise with a practical understanding of the commercial and technical drivers of digital infrastructure projects.
Philipp's data center practice covers build-to-suit and powered shell leases, colocation agreements, the acquisition and structuring of data center sites and campuses, share and asset deals involving data center platforms, and the financing and refinancing of data center projects, including structuring standalone financings for individual data centers within a campus. He advises on hyperscale, neocloud, and edge data center projects. He also advises on grid connection and power supply arrangements, planning and permitting, and regulatory requirements.
In addition to transactional work, Philipp provides ongoing asset management advice to domestic and foreign clients, including optimizing existing contracts, renegotiating leases and colocation agreements, managing hyperscaler and wholesale tenancies, and negotiating property, asset, and facility management agreements. His practice is supported by expertise in real property law, construction and architectural law, and public building law. He has a deep understanding of the commercial context of each matter and uses it to deliver practical value for his clients.
