Hayley advises on all aspects of the development process, including site acquisition, land assembly, forward funding, options, leasehold and freehold acquisitions and has assisted with complex multi-party development agreements.

EXPERIENCE

  • Advising Houghton Regis Management Company (a consortium of Aviva, Telereal and the Diocese of Milton Keynes) on all aspects of Linmere; which is a large scale, mixed-use development of 262 hectares of open fields in Bedfordshire. The scheme provides for up to 5,150 new homes and associated infrastructure, schools, playing fields, shops, offices and warehouses. The project is ongoing.
  • Advising a real estate holding company on all aspects of the redevelopment of Southend United Football Stadium at Roots Hall enabling 502 new homes for rent and the delivery of a new stadium at Fossetts Farm, with around 800 homes replaced the proposed out-of-town retail development. There will also be facilities such as a health centre, convenience store and a community hub at Fossetts Farm. Plans for both sites are subject to the planning process and the proposals have the provisional backing of Homes England to finance infrastructure and fund the stadium construction. The project is ongoing.
  • Advising Far East Consortium, a Hong Kong developer, on its proposals for the demolition of the buildings on site at 50 Marsh Wall, 63-69 and 68-70 Manilla Street to enable the development of three new buildings comprising residential units, hotel rooms, amenity space, a new health centre, a new school, ground floor retail on a joint venture structure at Consort Place (formerly known as Alpha Square), which is a GBP470 million twin tower project and acting on the affordable housing sale to the registered provider for the smaller west tower, the home of 125 affordable apartments. The project is ongoing.
  • Advising London Legacy Development Corporation by negotiating and completing ancillary documents dealing with land ownership and land swaps relating to the Olympic Park up until 2015.
  • Advising National Grid on various disposals of multi-million pound redundant development sites targeted at London and the South East and earmarked for residential led developments to a joint venture company by way of conditional contract (including conditions relating to planning), and negotiating the documentation required to satisfy the conditions post-exchange including facilitating a PRS kit relocation. The transactions include complex title, highways and planning issues. The project is ongoing.
  • Advising Mace on its multi-million pound finance deal for Phase 2 of the Greenwich Square development, a development on government brownfield land with a gross development value of GBP250 million (to include Phase 1) and acting on the affordable sale to L&Q. Phase 2 is due for completion in August 2020 and comprises 325 residential studios, one, two and three bed apartments (239 private, 86 affordable). These matters completed in 2019/2020 respectively.
  • Advising Elite Region Limited on the GBP150 million sale of the Dorsett City Hotel in Aldgate, London. This project is ongoing.
  • Advising a transport infrastructure project with undertaking the procurement process for Euston Station’s master developer partner in a deal worth up to GBP40 million, which involved detailed negotiations with three developers on the structure of the site in order to optimise development opportunities. The government owned land is estimated to be sold for circa GBP2-4 billion. Euston station is one of the most complex of the four stations, which will be built by the transport infrastructure project as part of its phase 1 route from Euston to Birmingham. The early stages of the procurement process completed in 2018.
  • Advising a luxury care provider by assisting on the sale of four of its care homes for GBP208 million to a joint venture between US Healthcare REIT and Canadian investment fund. The sale completed in 2016/2017.
  • Advising Audley Retirement on the due diligence of Audley Retirement's GBP200 million acquisition by the Moorfield Audley Real Estate Fund and debt refinancing deal with AIG worth GBP65 million for a portfolio of luxury retirement villages. The acquisition completed in 2016.
