Josh advises on a broad range of real estate transactions including sales, purchases, development, lettings, financing and corporate real estate.

His work spans many sectors including business outsourcing, Proptech, pharmaceutical, postal businesses and industrial and logistics.

Over his career so far, Josh has established himself as a trusted adviser to many clients and has operated in some of the most demanding areas across a diverse range of transactions on behalf of corporate occupiers, developers and investors (both at a domestic and international level).

Josh has held the position as the London Real Estate Pro-Bono Coordinator since 2016 and sits on the Wellbeing sub-group as part of the London Community Group.

DEVELOPMENT
  • Royal Mail Group (RMG) on the sale of part at its iconic 2.5 hectare island site at Mount Pleasant in Clerkenwell to Taylor Wimpey for phased residential led mixed use development (Postmark) with RMG remaining in occupation on the land reserved out of the sale.Careful structuring was required to provide for RMG to carry out its own enabling works designed to facilitate the residential development over enclosed 24/7 vehicle movements, a new underground car park to be formed within one of the new residential blocks and to protect RMG's continuing postal operations from the risks of Taylor Wimpey's development works.Deal value: GBP195 million. The first phase of the sale (Phoenix Place) was completed in August 2017 and the second phase of the sale (Calthorpe Street) completed in March 2021.
  • Ares Management on the acquisition of two assets based in Crewe and Farnborough by a JV between Ares and Sunrise Real Estate primed for logistical and industrial use (and in the case of Farnborough development into such use). Work included negotiating and agreeing the management agreements (DMA, PMA and CMA) and in relation to Crewe (a share purchase) negotiating the real estate aspects of the SPA. Deal value: GBP51 million. Completed in February 2021.
  • Eco World International (Malaysia) in connection with the acquisition of a controlling interest in Willmott Dixon's Be Living central London residential development business. The transaction included residential development at all stages from incomplete site assembly to ongoing phases of completed development. Completed in 2018.
LEASING
  • Atos on the acquisition of circa 60 leasehold sites and several subsequent renewals of such leases used as assessment center’s required for the operation of the Personal Independence Payment contract Atos has with the Department for Work and Pensions. Project is ongoing.
  • LABS on its intragroup leasing strategy to facilitate its co-working business model it proposes to put in place across the portfolio of buildings comprised at Hawley Wharf, Camden which has recently undergone a major regeneration programme and is nearing practical completion. Project is ongoing.
SALES AND PURCHASES
  • RMG on its former Paddington Delivery Office to Singaporean investors. The site (now known as Paddington Square) is currently under construction by Sellar and partners as offices. Deal value: GBP110 million plus overage. Completed in December 2014.
FINANCING / CORPORATE REAL ESTATE
  • Antirion SGR on the asset acquisition and simultaneous financing of a freehold investment property at 24/25 Britton Street, London EC1 subject to commercial and residential leases. Deal Value: GBP64.5 million. Completed in January 2020.
  • LABS on the share acquisition and simultaneous financing of the iconic landmark Grade II listed building, Victoria House in Bloomsbury Square. Josh led a team of associates in negotiating the Law Society certificate of title required as part of the financing and negotiated the real estate aspects of the SPA. Deal value: GBP350 million. Completed in December 2018.
  • Blackstone on the share acquisition of Bourne Leisure (which owns Butlins, Haven and Warner Leisure hotels). The work involved negotiating and agreeing Law Society certificates of title in relation to some of the Warner sites. Deal value: circa GBP1.8 billion. Completed in February 2021.
