About

Kaila Sergent structures and closes transactions, and manages risk, for owners, operators, developers, investors and other clients in a broad range of commercial real estate transactions.

 Kaila handles acquisitions, dispositions, leasing, financing and development of a wide variety of assets, including multi-state portfolio transactions.  She has deep experience with data center, office, medical office, multifamily, hotel, retail, student housing, senior housing and industrial projects. She has led individual transactions with a value exceeding US$1 billion.

Kaila, a key member of DLA Piper’s market-leading data center team, counsels our clients and closes major transactions that include built-to-suit projects, powered shell arrangements and mega campuses.  Kaila’s recent experience in this sector includes:

  • Representing a clean energy company opposite a major technology hyperscaler on the development and lease of a 3GW campus
  • Representing a developer/operator on high-profile, 300MW multi-phase data center campus that will be co-developed with an AI hyperscaler.

Clients appreciate Kaila’s strategic approach to each phase of a data center transaction and her ability to craft pragmatic solutions to complex problems that enable large transactions to close on time.

Kaila also has extensive experience on public-private partnership (P3) transactions, deftly balancing the interests of private stakeholders, developers and public entities.  She has also negotiated long-term ground leases with more than a dozen universities across the US.

Kaila received the 2023 Next Generation Award from Connect CRE and is a frequent speaker on a broad range of real estate topics.

Representative Transactions
  • Australian Securities Exchange (ASX) listed asset manager in the US$700 million acquisition of a data center that is leased to a leading global hyperscale customer. This transaction was structured and closed while the facility was still under construction
  • Shanghai-based developer on the acquisition of a 70% joint venture interest in a multi-billion-dollar real estate development in New York City
  • Private equity investor on a public-private partnership arrangement involving the ground lease and development of a US$230 million high-tech innovation headquarters on a university campus
  • Fortune 500 company on a data center lease and related master services and service level agreements for colocation services
  • Global real estate private equity firm in structuring and negotiating a public-private partnership and 99-year ground lease with the University of Washington for the ground-up development of a US $200 million student housing project, including a dining hall, retail space and office space
  • International bank on the acquisition of a US$600 million trophy office tower in Manhattan, followed by the lease-up of approximately 500,000 square feet of office space
  • Global real estate private equity fund on the purchase and sale of hotels in more than 10 states, including the negotiation of hotel management and franchise agreements
  • Private equity firm on a US $400 million acquisition of membership interests involving 5 public-private-partnership student housing facilities
  • A leading Chicago-based real estate private equity firm on the development of a US$100 million senior housing facility in the Washington DC suburbs, including a 99-year ground lease and construction financing
  • Global co-working company on more than 30 leases in the US and Canada, including advice on day-to-day leasing and other asset management issues

In addition to her commercial practice, Kaila represents a Chicago-based non-profit in connection with dispositions, leases and subleases across the City of Chicago. She has also represented inmates in connection with parole board hearings.
