Nick Beard has a broad-ranging practice that encompasses a variety of commercial real estate transactions, including representing institutional clients, publicly traded REITs, developers, private equity companies, sponsors and investors in all aspects of acquisitions and dispositions, equity, debt and joint venture transactions throughout North America.

Nick handles a variety of matters relating to the acquisition, development, operation, financing, leasing and disposition of various property types, including the drafting and negotiation of purchase agreements, financing documents, easement agreements, leases, condominium declarations, as well as hotel, restaurant, and other types of management agreements. In addition to Nick's general transactional real estate practice, Nick has specialized experience in manufactured housing, hospitality, industrial and senior housing transactions.

EXPERIENCE

  • Represented private equity company in the acquisition of largest single asset off-airport parking facility in the United States
  • Represented a national real estate investment manager in the acquisition of a single-asset manufactured housing community located in California for the amount of US$81 million
  • Represented limited investor in its sale of majority stake in a joint venture owner of an exclusive membership-only club in the Midwest
  • Represented borrower in obtaining a US$1 billion infrastructure loan facility secured by fee interests in a parking facility portfolio
  • Represented a private equity company in the acquisition of multiple manufactured housing communities by way of both single asset and portfolio transactions
  • Represented a private equity company in the US$126 million disposition of luxury resort involving multiple condominium associations, a retail center, two marinas and a golf course
  • Represented a private equity company in the acquisition and simultaneous financing, through a joint venture, of a manufactured housing portfolio involving 17 manufactured housing communities
  • Represented an international truck and tank wash company in multiple sale/leaseback transactions involving truck and tank washing facilities across the continental US
  • Represented a private equity company in the acquisition, development and disposition of independent living, active adult, assisted living and memory care facilities

Pro Bono

Nick has experience representing Here To Stay, Inc., a non-profit organization that buys single-family residences, rehabs the homes, and then sells the homes and ground leases the land to low-income buyers.  Nick represents Here To Stay in all aspects of its business, including with respect to its acquisition, disposition and financing needs.

Additional Information

Nick is an active member of the steering committee for the annual Chicago Commercial Real Estate Awards. The Chicago Commercial Real Estate Awards is a charitable event that supports the Greater Chicago Food Depository's food bank, which serves a robust network of hundreds of food pantries, soup kitchens, shelters and other programs in Chicago and Cook County.
