Nick Beard has a broad-ranging practice that encompasses a variety of commercial real estate transactions, including representing institutional clients, publicly traded REITs, developers, private equity companies, sponsors and investors in all aspects of acquisitions and dispositions, equity, debt and joint venture transactions throughout North America.
Nick has handled portfolio transactions, acquisitions and dispositions, and joint venture developments across a wide variety of asset classes and advises clients with respect to all aspects of the real estate transactions, from implementing due diligence strategies to the negotiating acquisition and finance documents and ultimately through closing.
- Purchase and Sale – Nick represents purchasers and sellers of a variety of real estate asset classes (office, multi-family, retail, senior housing, manufactured housing communities, hotels and other property types), and recently represent the owner of a large off-airport parking facility and warehouse in San Bruno, California to a major e-commerce company. Nick works with a range of clients including public REITs, private equity funds and hedge funds.
- Equity Investments / Development – Nick represents both investors and sponsors with respect to the acquisition and development of office, multi-family, mixed-use, and senior housing projects. Notably, Nick worked with a publicly traded REIT on as in the investor in a joint venture to develop a mixed-use and office project in Loudoun County, Virginia.
- Real Estate Finance: Nick represents private equity groups, publicly traded REITs, and institutional investors as borrowers with respect to both construction and acquisition financing, including the representation of a private equity group's refinance of its loan facility with respect to multiple portfolios.
