DLA Piper advises Sunrise Real Estate on warehouse lease for Sainsbury’s
DLA Piper has advised the pan-European real estate investment company, Sunrise Real Estate (Sunrise), on the refurbishment and subsequent leasing of Rugby 661, a 673,000 square foot warehouse in the UK’s “golden triangle of logistics”. The updated asset has been successfully handed over to Sainsbury’s Supermarkets Limited, which includes 46 loading doors, parking for 55 HGVs and 369 parking spaces.
Investment into the asset, which stood as one of the UK’s largest vacant warehouses, has seen the building updated to become a best-in-class logistics and distribution facility. This includes a full “CAT A” ofice refurbishment, an EPC uprating from “D” to “A”, replacing gas features from the building with electric alternatives, and the addition of 18 electric vehicle charging spaces. This has ultimately resulted in a BREEAM ‘Very Good’ certification, and a 99.6% demolition works recycling score.
The DLA Piper team was led by London Head of Real Estate Lorraine Reader and was supported by senior associates Josh Warner and Jessica Tierney along with associate Bill Ryan.
Lorraine Reader commented: “It has been fantastic to work with Sunrise on the leasing of this prime logistics asset. Not only does Rugby 661 offer a perfect location for distribution, but following significant refurbishment now carries impressive sustainability credentials and extensive facilities to boot.”
The DLA Piper Real Estate team has acted for all of Sunrise Real Estate’s acquisitions in the UK. This now totals six logistics assets covering a total area of circa 2,766,425 square feet.
