Barry Noonan joined DLA Piper Ireland in 2021. Barry is an experienced lawyer who specialises in commercial real estate transactions. Barry was a key part of the DLA Piper real estate team that had lead roles in the four largest commercial real estate deals in Ireland in 2025. Barry was previously based in the Middle East for some time and brings considerable experience in the hospitality sector and regularly advises on hotel and leisure transactions in Ireland and internationally.

Barry regularly works on the real estate aspects of energy transactions with our Energy and Natural Resources sector in DLA Piper.

EXPERIENCE

Core real estate

  • Advised the purchaser of a portfolio of 8 retail parks on the largest commercial real estate transaction in Ireland in 2025.
  • Advised UPMC on the real estate aspects of its acquisition of Santry Sports Clinic in 2023.
  • Advised Corum Asset Management on its acquisition of the Sixty One, Dublin 8 in 2022.
  • Advised Slate Asset Management on the real estate aspects of its acquisition and takeover of Yew Grove REIT p.l.c. in 2022.
  • Advised Harrison Street Real Estate on the real estate aspects of various joint venture investments, asset acquisitions and financings in Ireland over a number of years.
  • Advising various lenders and borrowers on real estate financing transactions, including M&G, Fairfield Real Estate Finance, Cheyne Capital, Aareal Bank and Leumi UK.
  • Advised various landlords and tenants on an ongoing basis on asset management matters in Ireland, including Lego, Levi, Western Union, Dexcom and The Dean Group.

Hotels and Leisure

  • Advised KKR and a joint venture comprising KKR’s vertically-integrated European hospitality platform, Amante Capital and The Baupost Group on the hospitality aspects of the acquisition of a portfolio of 33 Marriott International hotels across the UK from a subsidiary of the Abu Dhabi Investment Authority (ADIA) in 2024, including on the conversion of the portfolio from a managed to a franchised operating model in 2024 - DLA Piper advises on KKR and Baupost Group's landmark acquisition of 33 Marriott Hotels in the UK.
  • Advised Lifestyle Hospitality Capital and its joint venture partner on the real estate aspects of the investment in the Press Up Group’s hospitality business consisting of a portfolio of eight boutique hotels in Ireland in 2024.
  • Advised numerous hotel owners on negotiations relating to the appointment of branded hotel operators. This work includes the negotiation of the hotel management agreement itself and any ancillary documents, including technical services agreements, centralised services agreements, key money agreements and non-disturbance agreements involving hotels in a wide range of jurisdictions opposite many of the major hotel brands, including Hilton, IHG, Rezidor, Hyatt, Rotana, Marriott, Accor and Four Seasons.

Prior Experience

  • Prior to joining DLA Piper Ireland in 2021, Barry worked for a Magic Circle law firm for over five years in the United Arab Emirates.
  • Before that, Barry trained, qualified and worked in the commercial real estate department of a large Irish law firm for six years.
