DLA Piper advises Ocean West Capital Partners on foreclosure, acquisition, and refinancing of Midtown Manhattan office building
DLA Piper advised Ocean West Capital Partners, a full-service real estate investment and management platform, and DAOL Asset Management Co. Ltd., a Korean asset management company, on the foreclosure auction of 285 Madison Avenue, a 511,000 square-foot office property located in Midtown Manhattan.
The transaction included litigation related to an attempt by a borrower to postpone the auction and the closing of a US$205 million new mortgage loan provided by IGIS Asset Management Co, Ltd., a Korean asset management company.
Ocean West represented the mezzanine lender, which was comprised of a consortium of some of the largest insurance companies in South Korea. The company plans to hold on to the office property for approximately five years.

“We expect to see additional matters where Korean mezzanine lenders opt to foreclose rather than settle for additional loan extensions or a discounted payoff,” Kiely added.
