Kawit Promrat focuses his practice in the areas of development, land use, and zoning in Northern Virginia.

He represents major developers and national, regional, and local companies in all facets of the land-use and development approval process, which includes rezoning applications and special exceptions. His practice includes prominent transit-oriented, mixed-use, residential, and data center projects throughout the Northern Virginia area. He has experience interacting with government officials and key stakeholders in the region.

He also assists clients in the structuring of complex ownership and governance regimes for data centers around the United States.

While attending the University of Virginia School of Law, he served as a legal intern at the United States Housing and Urban Development's Office of General Counsel and the Virginia Court of Appeals. He also supported the research efforts of the University of Virginia's Environmental Institute and the Terner Labs Housing Venture, an affiliate of University of California – Berkeley. As a member of the University of Virginia School of Law Housing Litigation Clinic, he represented clients facing eviction throughout the Charlottesville area.

Prior to attending law school, Kawit worked as a policy researcher at a leading think-tank in Washington, DC, supporting scholarship in the areas of housing and urban policy.
