Sylwia Czerwik has more than 10 years of experience in advising on real estate transactions (both asset deals and share deals).

She conducts due diligence reviews of real estate and negotiates sale agreements (including the sale of real estate portfolios) and complex leases for office and retail space, warehouses and hotels, representing both landlords and tenants. She also assists clients in matters related to real estate management and commercialisation.

In addition, Sylwia advises clients on all aspects of construction processes, including raising financing, drafting various types of contracts, and dealing with ongoing issues.

EXPERIENCE

  • Advising KGAL, a company managing investment assets of EUR 20.5 billion, on the purchase of two office buildings in Warsaw – Prosta Office Centre (POC) and Building K in Brovary, and an office complex in Łodź.
  • Advising 7R, a commercial property developer operating in Poland and the Czech Republic, on the sale of a 44,000 sq. m. low-carbon Green Saver warehouse in Kąty Wrocławskie (7R Park Wrocław West II) to EQT Exeter, a global investor and commercial property manager. 7R provides high-quality, flexible warehouse and industrial facilities, including built-to-suit (BTS) projects, to a variety of industries. Its portfolio includes large logistics parks, Small Business Units (SBUs) and 7R City Flex urban warehouses.
  • Advising Marriott Group on its expansion into several Polish cities (Lublin, Katowice, Kraków, Gdańsk and Poznań) in order to operate hotels under one of the Marriott brands. The issues included cooperation with a future franchisee, due diligence analyses of the properties, and the investment processes.
  • Advising LEGO on the opening of shops in several Polish cities (Warsaw, Poznań, Gdańsk, Kraków and Katowice).
  • Advising BNY Mellon, the world's largest custodian bank with USD1.8 trillion in assets under management and USD44.3 trillion in assets under custody, on the signing of the largest lease agreement on the Wrocław property market since 2020. The bank will occupy 20,300 sq. m. of office space and 191 parking spaces in the Centrum Południe II complex, developed by Skanska.
  • Advising London Stock Exchange Group on a lease agreement for 10,545 sq. m of office space located in an office building in Gdynia.
  • Advising Capgemini Polska on various matters related to lease agreements. This included the negotiation of a new office lease agreement for 13,500 sq. m. of office space in a modern office complex (Fabryczna Office Park) in Kraków, the negotiation of new office space in Lublin and Gdańsk, the negotiation of extensions and expansions of existing leases, and other ongoing lease-related legal advice concerning the client's seven locations in Poland (Kraków, Warsaw, Lublin, Gdańsk, Wrocław, Katowice and Poznań).
  • Advising Société Générale on the negotiation of three lease agreements covering approx. 4,200 sq. m. of office space in the Studio complex on ul. Prosta in Warsaw.
  • Advising London Stock Exchange Group Plc, on the lease agreement for 10,545 sq. m. office premises located in an office building in Gdynia.
  • Advising a number of banks on financing/refinancing the construction of several factories, hotels, shopping centres, office buildings and warehouses. The advice included a legal examination of the planned investments and of contractual provisions contained in the transactional documents.
