Heather Srimal is a real estate attorney with over 15 years of broad real estate experience representing clients in acquisitions and dispositions, leasing, construction and design, financings, loan modifications and restructuring, project and land use development, and joint ventures. As a former Associate General Counsel for a large public biopharmaceutical company, she also has extensive experience in general facilities, engineering, maintenance, procurement and other operations contracts.  Her industry experience includes life sciences, pharmaceutical, retail, healthcare, real estate, construction, engineering, technology, research, and manufacturing.

EXPERIENCE

Leasing

  •  Represented a cell therapy oncology company on leases and subleases, along with design and construction contracts, for office, research and development and manufacturing facilities in Southern California.
  • Represented a public pharmaceutical company on several leases, subleases and construction/design contracts for office, research and development and manufacturing facilities in California, Maryland, North Carolina, Florida and Washington.
  • Represented California-based paper company in its lease of 255,000 square feet of space for manufacturing, assembly and office uses in Fontana, California.
  • Represented several other companies (from small start-ups to large retailers, real estate investment firms, technology, life sciences, medical device, research and other corporate users) in leases, sublease and use agreement for office, biomedical, manufacturing, research and retail uses throughout California.

Sales, Acquisitions & Financings

  • Represented a large public pharmaceutical company in the acquisition and development of a 320,000 square foot of 23 acres of land in the greater Los Angeles, California area and in the acquisition and improvements to three properties in Oceanside, California.
  • Represented a large New York-based public company in its sale of three residential apartment complexes in Southern California totaling $64,500,000.
  • Represented a Denver-based non-traded real estate investment trust in its $1.35 billion acquisition of a portfolio of 32 office and industrial properties.
  • Represented a San Francisco-based public real estate investment trust in financings totaling $20.1 million and $40 million.  
  • Represented an Emeryville, California-based real estate investment and management firm in its sales, purchases and financing (including all due diligence, title, environmental, land use and lease reviews, legal opinions and management company negotiations) of several office, research and development and industrial projects throughout California.
  • Represented a large public New York-based REIT in its:
  • sale of thirteen properties (two of which involved seller financing) leased by a major grocery chain in Southern California.
  • sale of several properties in Lido Village in Newport Beach, California which further involved several land use and marina legal issues; and
  • recapitalization and sale of a large shopping center in San Jose, California.
  • Represented a San Francisco based real estate investment and management firm its purchases and financings (including all due diligence, title, environmental, land use and lease reviews, legal opinions and management company negotiations) of several projects in California, Massachusetts and Texas. 
  • Represented a large Florida based public technology company in obtaining two secured credit facilities totaling $250,000,000.
  • Represented a joint venture partner as a lender in providing bridge financing (including all due diligence, title review and legal opinion) in the amount of approximately $14,290,000.
  • Represented a non-profit company in its purchase of several commercial condominiums units in Roseville, California.
