Richard Oluwasanmi represents commercial real estate investors on a wide range of transactions, including the acquisition, disposition and leasing of commercial properties. He assists on matters involving office, senior housing, medical office, life sciences, and other specialized asset classes across the United States, and works with landlords, institutional owners, and corporate tenants on sophisticated leasing matters, including lease negotiations, restructurings, assignments, and subleases.

Richard also supports clients on the real estate aspects of mergers, acquisitions, financings, and restructurings, and has experience assisting domestic and foreign investors in complex, high-value transactions. His practice includes work on matters involving zoning, title, financing, and development-related issues, often as part of multi-disciplinary deal teams.

  • Represented landlords in sophisticated commercial office leases with tenants for Class A Manhattan skyscrapers
  • Represents and advises Fortune 500 companies on general leasing matters, including the negotiation of leases, lease termination options, assignments, and subleases
ACQUISITIONS AND DISPOSITIONS
  • Represented an institutional real estate investor in its US$74 million acquisition of a data center property located in Virginia
  • Represented an investment firm in connection with its US$100 million acquisition and US$45 million loan of a senior living facility located in Carlsbad, California
  • Represented a leading Chicago-based real estate private equity firm in connection with various acquisitions, financings, developments, and dispositions of separate self-storage facilities, student housing facilities, senior housing complexes, and medical office/life science buildings throughout the United States
  • Represented foreign investment funds in acquisitions of noteworthy US building assets
MERGERS AND ACQUISITIONS
  • Represented Equipment Finder LLC (EFI) in an industrial lease connection with the sale of EFI to Opifex-Synergy
  • Represented AYR Wellness Inc. and its subsidiaries and affiliates in connection with their real estate and leasing matters as part of their out-of-court restructuring
  • Represented Columbus McKinnon in its US$2.7 billion business combination with Kito Crosby
  • Represented SolarWinds in its acquisition by Turn/River for $4.4 billion
  • Represented Safeguard Global in its sale of global enterprise payroll division to Deel
FINANCING
  • Represents borrowers in a variety of financing transactions including loans and loan refinancing

 

Pro Bono

Richard's pro bono work includes advising low-income individuals on divorce matters and in connection with their Small Claims Court matters, with a focus on issues related to housing disputes – such as the recovery of security deposits and addressing unsuitable living conditions. Additionally, Richard assists the National Veterans Legal Services Program by evaluating veteran applicants for its discharge upgrade initiative.
